Nothing we originate is offered to a second holder — not in another market, not under another name, not at any price.
We author the idea. You hold what it produces.
Where This Applies
A hotel or a resort, where the distance between being admired and being remembered is worth more per night than any renovation has ever returned.
A heritage house, where what the building knew has rarely been kept alongside what the building looks like.
A brand or a product house, where the object is impeccable and the reason for it was settled by a committee.
A service operation, where every standard is met, every review is excellent, and not one person on the floor could tell you what the place is in service of.
We do not confine this to hospitality, and we do not confine it to old buildings.
We confine it to holders willing to be changed by what comes back.
What We Do Not Do
We do not coach, and we do not train.
We do not audit an operation and return a document of recommendations.
We do not name a mood and call it a concept.
Each of those hands you something you then have to maintain.
What we hand you maintains itself, because it gives your team a reason rather than a routine.
The distinction is commercial, not philosophical.
A recommendation depreciates from the day it is delivered.
A concept accrues, because every year it operates makes it harder for anyone else to claim.
If it can be copied by the property an hour from you, it was never a concept.
The Reading
The first engagement, and the only way in.
Before anything is authored, there is a reading of what you already hold.
- Time on site, unaccompanied, over a period we set rather than one that suits the calendar
- Your identity separated from your history, and both separated from your positioning
- The three questions applied and scored — identity, belonging, alteration
- What the property is already carrying and has never been given language for
- What it currently asks of a guest, and what it could be asking instead
- A written reading, delivered to you and to nobody else
The Reading is commissioned based on an individual offer, and is creditable in full against a licence taken within twelve months.
It obliges neither of us to proceed.
What a Licensed Concept Is
Not a theme, and not a service line.
A mechanism your property holds, operates and protects — something a guest can enter, a team can defend, and a rate can be built on.
What the Licence Gives You
- Exclusive right to produce the concept, within your category and your territory
- The concept documented so that it can be operated by people who were not in the room when it was authored
- The naming, the language and the sequence, fixed and protected
- Your people brought into the concept — the position trained rather than the individual, so it survives turnover
- Annual review, so that the concept is continued rather than left to erode
- Written protection against imitation within the licensed field
- Renewal on your terms, with the authorship remaining ours throughout
You are not buying a document. You are buying the right to be the only place where this exists.
The Position Kept
One named application, and the clearest way to see what a concept actually does.
A building can be kept perfectly.
What it knew is rarely kept with it.
The Position Kept is a room in a property preserved as a situation rather than as a restoration.
A guest occupies a position instead of observing an exhibition.
It is the first of our concepts to be named publicly, because it is the one most readily recognised by the owners it was authored for.
It is one application of Continuation.
It is not the whole of it.
Who It Is For
The Position Kept is authored for holders who recognise the following.
- The restoration is exact, and nothing about how guests speak of the property has changed
- The history lives on a history page, and nowhere a guest can stand
- The rate is justified by comparison rather than by something only you hold
- The reviews are excellent, and interchangeable with four competitors within an hour
- There is an archive nobody has ever been asked to interpret
- A team that can describe the property, and cannot say what it is for
- A suspicion that the place is capable of more than it is currently allowed to be

Once a year we apply the three questions this practice is built on — identity, belonging, alteration — to named houses.
Scoring is done from public material, without the participation of the house, and every score is traced to its source.
Being scored is not a commission, and does not become one.

How a Commission Runs
It begins with a conversation, not a proposal.
If there is something to author, The Reading is commissioned and takes place on site.
If the reading finds something, a concept is authored for that place alone, and a licence is drawn.
If it finds nothing, we say so, and the reading is what you keep.
We would rather return a reading than author a concept a place cannot carry.
The refusal is what makes the acceptance worth something.
What You Bring
A commission goes well when these are true.
- Authority to decide, or direct access to the person holding it
- A willingness to be told something you did not commission us to find
- Tolerance for observation that takes longer than a site visit
- Acceptance that the authorship does not transfer
- A team likely to still be there in three years
- Something the place already holds — we author from what exists, never from nothing
We do not invent a soul for a property that has none. We find the one it has been carrying.
Where none of this is true, we decline, and we say why. Declining is part of the practice, not an exception to it.
